What are floorplan services?

A floorplan service is just what it sounds like: Based on your needs, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove a precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are helpful and often essential when challenging property taxes or selling a property.

How does a floorplan service work?

During a measurement or floorplan service, a certified appraiser takes measurements of your property with a measuring tool — either a tape measure or laser measuring device. As they walk the home, they observe the layout of the rooms and other features, like stairs, hallways, and fireplaces. They might sketch out the property. Then, the appraiser develops a report and detailed floorplan showing the total living area and the general layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When do I need a measurement service?

Challenging property taxes

Tax records frequently reflect the wrong area of a property because the values can come from various sources, and sometimes go unproven — which means you may be paying for more square footage than you actually have! Unless a certified appraiser has recently performed a valuation on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before contesting what you're taxed. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Putting your home up for sale

A home floorplan service will secure fair market value for your property. Living space is one of the most important elements potential buyers examine when purchasing a home — but since square footage values are frequently approximated rather than accurately measured, your home listing may reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price for your home, but possibly even the amount of interested buyers. The only sure method of using a definitive GLA when listing your home or property is to reference a recent appraisal or measurement service carried out by a certified appraiser (after any remodeling that might have affected square footage).

Information for real estate agents

To ensure that your client's property closes at a price that accurately reflects true market value, we advise requesting a home measurement of the property. Clients, and potential buyers, will be grateful for your thoroughness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tool for attracting potential buyers because they can view the layout and characteristics of the home before and after touring.
